Property surveying is an objective task. One simply cannot
let their emotions get the best of them. As a homeowner, you have recently
invested a large amount in purchasing a home and are likely to overlook certain
faults in your new home due to your personal attachment.
Professional building surveyors don’t work on the same
principle. They do not have any emotional attachment with your home or condo.
This makes them dedicated and subjective in their work and allows them to look
for cracks and faults in all hard-to-reach areas of your new dwelling. Their
report is far more reliable than any self-check.
Time
As a buyer, you’re likely to spend no more than 30 minutes
surveying and inspecting a prospective home. Once the deal is finalized, you
are not likely to go back and check the place again for faults. In comparison,
a professional surveyor/inspector spends hours at looking at all the nooks and
corners of your home objectively.
Surveyors have years of experience. They are well aware of
all possible areas in a home that prospective homeowners are likely to ignore
and overlook. To get the most reliable results, it is best to appoint a
surveyor and ask him/her to accompany you on your third visit to the home
before finalizing the purchase agreement.
Cost
Many people do not hire surveyors due to the cost. It’s true
to say that a professional surveyor agency will charge a certain amount for
their services. But if you look at it in the longer run, hiring a surveyor is
still a better option.
Without a proper initial survey, you’re likely to discover
several faults in your new home for which you’ll have to bear the costs. These
costs may swell up to $12000 either through major repairs alone or through an
aggregate of minor repairs. Hiring professionals can help you identify these
faults beforehand and renegotiate your purchase agreement.
Advice
Surveyors offer practical and budget advice on how to
remodel your home. They offer useful suggestions on how to improve your
foundation, exteriors and interiors. If you already have a few repair and
redecoration ideas in mind, your surveyor can advise you on how feasible your
plans are.
Liability
A surveyor company is liable for all reports issued and advices offered. This means that in the event any subsequent faults in your new home become evident, you can question your professional surveyor. It must be noted that surveyors offer reasonable assurance on the property, not absolute. This may limit your legal options.
