When you are selling your home, your realtor will probably suggest that you hold an open house. This is a wonderful opportunity to make a great impression on your potential buyers. Although your home may or may not sell on open house day, the open house is one of the best ways to show off your home at its best advantage, right at the very beginning of the sales cycle.

Your agent will have specific suggestions to help you maximize your open house, but there are certain things you can do beforehand that will help your home show to its best advantage.

Focus On Cleanliness

First, try to look at your home as if you are an outsider coming in it for the first time. A buyer wants to see that his or her prospective home has been kept clean and well-cared for. You want to make sure that your home is tidy and clean from the day of the listing until it sells, but open house day is your home’s special day; make it shine.

Maintain Nooks and Crannies

Take the time to do the little things that need doing. To maximize your selling price do things like tightening that doorknob, waxing the floor or any other maintenance tasks that may need doing during the year. Try to get as many as possible done before your open house.

Paint

Painting is one of the easiest and least expensive ways to brighten up your home. If you decide to paint, however, keep the colors neutral. Neutral colors make it easier for potential buyers to project themselves into your home as new owners. If it all sounds like a lot of work –it is. But your hard work may be reflected favorably in the selling price of your home.

Remove Clutter

Remove clutter before your open house. Use some of the attractive storage items you can find in many big box and specialty stores today and you will have the added benefit of having all of it packed before you move.

Sparkling Interiors

Today’s interior designs, particularly bedroom designs, are clean, crisp and luxurious. Inexpensive items can often imply luxury for a very small price. A grouping of pretty jars of bath salts in the bathroom, fresh flowers in the dining room, a silky pillow added to the bed- these small things can make a big difference.

Remove Personal Effect

Ask your agent if he or she wishes you to remove family photos or other items that make a very personal statement. Many in real estate believe that personal items make it difficult for the potential buyer to project themselves, mentally, into ownership of your home if it is “too personal”.
